PingProperties recently concluded a lease with Loyals Online B.V. at Dutch Tech Campus in Zoetermeer. On 1 January 2018 it will take up the lease of approx. 215 m² of office space and 5 parking spaces. Loyals Online relocates to Dutch Tech Campus from its location in Noordwijk.
PingProperties has recently concluded a long-term lease with Stichting Laurens at the Eudokiaplein office and retail complex in Rotterdam. Sander Rovers, Asset Manager at PingProperties, was pleased with the request from Liza Meijer, Portfolio Manager at Laurens, for office space for the Laurens Human Resources department.
Recently PingProperties concluded a long-term lease with Praxis in the Eudokiaplein shopping centre in Rotterdam. Praxis is a new lessee at Eudokiaplein, where it will be leasing approx.
Since 2012 PingProperties has owned approx. 6.5 hectares of land with approx. 70,000 m² of office and laboratory buildings on Velperweg in Arnhem. In June this year PingProperties also purchased the adjacent former industrial site of ENKA covering an area of approx. 7.1 hectares. The entire area now owned by PingProperties covers a total of 13.6 hectares.
PingProperties recently concluded a long-term lease with Atos Medical at Dutch Tech Campus in Zoetermeer. Atos Medical is a perfect fit for the tech concept of the campus. On 1 November it will take up the lease of approx. 1,000 m² of office and storage space and 20 parking spaces.
On Monday 18 September PingProperties’s new lessee Bagels & Beans will open its doors at Eudokiaplein shopping centre in Rotterdam.
PingProperties has agreed with the Employee Insurance Agency (UWV) a long-term extension of the lease for approx. 4,400 m² of office space and 69 parking spaces in the Cascade office complex at Cascadeplein in Groningen.

The building, with a floor area of 8,250 m2, meets all of today’s requirements and is exceptionally sustainable, with energy label A and the BREEAM-NL In-Use ‘Very Good’ certificate.
On behalf of ‘PingProperties Corporate Office Fund IV’ PingProperties has reached agreement with a major lessee on a long-term extension of the lease in Groningen. The extension concerns approx. 2,600 m² of office space and 48 parking spaces at Emmasingel 4. Approximately 1,100 m² is still available to let in this building.

On behalf of its Office Fund III, PingProperties has reached agreement with Vodafone on a long-term extension of the lease of the building at Avenue Ceramique 300 in Maastricht. Yesterday the sustainably transformed Skymaster building at Piet Guilonardweg 3 in Schiphol-Oost was successfully delivered by Koninklijke BAM Groep to PingProperties. BAM and PingProperties began engineering work as soon as the former office building became vacant in early January this year, and working closely together completed the redevelopment in a record time of 10 months. Tulip Inn Amsterdam Airport will open its doors on 14 November.
PingProperties has sold the Trappenburch building in Utrecht city centre, which it bought in July 2015, to Quadoro Doric. This sale marks the culmination for PingProperties of a successful transformation project, modernizing and improving the sustainability of this formerly outdated building as well as attracting two new lessees: TIAS and AOb. TIAS (School for Business and Society) has leased a total of 2,505 m² of office space and training facilities and 26 parking spaces. AOb (Algemene Onderwijsbond – General Union of Educational Personnel) has leased a total of 3,828 m² of office space and 10 parking spaces.
Today we are introducing the PingProperties Office fund V, in which we have placed the office building at Runnenburg 34 in Bunnik. PingProperties recently bought this vacant building, which has now been leased for the long term to Royal BAM Group.
The very first LEED Platinum certificate for a large-scale renovation of an office building in the Netherlands has been awarded to the Siemens office building in the Beatrixkwartier of The Hague.
PingProperties has fully let the office building known as La Voie, located at Hanzeplein in Zwolle. The office building was left entirely vacant in 2014, following which a start was made in cooperation with City Developer-S and Storm in Ontwikkeling to create Hanz, a cluster of businesses, educational institutions and government agencies, all to do with the theme of Innovation. The joint investment of PingProperties and Hanz means that as from August 2o16 the final 1,100m² have been let, so that the entire building, with 5,000 m² of office space and 70 parking spaces, is now fully let.
PingProperties recently extended the lease with the Municipality of Rotterdam (‘Stadswinkel Noord’ municipal service centre) for ten years. The Municipality of Rotterdam is a sitting lessee in the office and amenities section of the Eudokiaplein complex in Rotterdam, where it occupies 2,564 m2. The municipal service centre serves the residents of Rotterdam-Noord.
PingProperties Office Fund III recently renewed on a long-term basis and expanded the lease for a total of 683m² of office space situated in ‘De IX Rhijnhuysen’ office park in Nieuwegein, as well as 14 parking spaces.

This building, which will then be leased back to ABN AMRO on a long-term basis, meets all current standards expected of office buildings and is exceptionally sustainable with energy label A and a BREEAM Very Good certificate. This deal concerns a total of 8,254 m² and 100 parking spaces.
PingProperties recently signed the management agreement with Louvre Hotels Group (LHG) for its building at Piet Guilonardweg 3 at Schiphol. At this location, PingProperties will operate at its own risk a Tulip Inn Hotel to be managed by LHG. LHG is among the largest hotel groups in the world following its acquisition last year by Jin Jiang International Holdings Co. Ltd, with more than 3,000 hotels in 52 countries.
Recently PingProperties expanded the lease with BCN B.V. for the Poortgebouw at Daltonlaan in Utrecht by an additional 1,720 m² of training space and 28 extra parking spaces on a long-term basis.

Yesterday PingProperties officially started on the sustainable transformation of the Trappenburch building at Kroonstraat 50 in Utrecht. This transformation will involve intensive improvements in the sustainability of the building, bringing it up to energy label A from the present energy label G.
PingProperties has finalized a new financing arrangement with Berlin Hyp for the PingProperties Corporate Office fund IV amounting to € 32 million. This fund incorporates the Cascade complex in Groningen, comprising a total of 34,187 m² of office space and 341 parking spaces. Finance has been arranged for 3 years, the term expiring in December 2018. This means that the previous finance with FGH Bank has been repaid.
On 1 January 2016 PingProperties Office Fund III concluded a new lease for a total of 254 m² of office space on the fourth floor of the ‘La Fortezza’ office complex in Maastricht, as well as four parking spaces in the basement car park below the complex.
PingProperties has renewed the lease of approx. 20,000 m² of office space and 398 parking spaces with the Yugoslavia Tribunal. The Tribunal has been accommodated since 1994 in the nationally listed building, located in the International Zone of The Hague at Churchillplein 1.
PingProperties recently renewed the lease with IKEA B.V. for the long term for the office building located at Paasheuvelweg 5 in Amsterdam. IKEA has its national head office here and leases the entire building, totalling approx. 2.800 m² of office space and 54 parking spaces.
On Thursday 12 November the Dutch Tech Campus in Zoetermeer was opened in festive style by the mayor, Charlie Aptroot. This marked the official start of the further development of the existing campus into an inspirational working environment, bringing ICT, technology and logistics together in one place.
PingProperties recently renewed leases with no fewer than six occupants of the Eudokiaplein retail and office centre in Rotterdam. These transactions involve a total of 1,977 m² divided among four retailers, namely Gall & Gall (Ahold), Aldi Vastgoed BV, Kijkshop and Demirtas, and two office lessees: Al-Gitaan and Nidos. These lease renewals mean that the entire complex remains fully let for the long term.
PingProperties has acquired the ownership of the office building of the Land Registry at Emmasingel 4 in Groningen for its PingProperties Corporate Office fund IV. The purchase was finalized on a full-equity basis, i.e. without any financing arrangement. The building, with a floor area of around 3,800 m² and 48 parking spaces, is located in Groningen city centre and forms part of the Cascade office complex.
The office complex
The Cascade complex is situated at a unique location in the heart of Groningen, right next to the central station. The complex is characterized by government-related lessees, which have occupied the buildings here since the complex was completed in 1997-2000. The buildings themselves also have their own unique quality and are let to various government agencies on long-term leases.
PingProperties Corporate Office fund IV (started in 2011) has already acquired other parts of the Cascade complex. Of the nine Cascade buildings, seven are now owned by the fund. The purchase therefore represents a strategic addition with a view to the future. PingProperties puts its faith in existing buildings at strategic station locations, and wants to ensure that this complex is enjoyed by users, owners and its surroundings for many years to come.
The Land Registry records and provides data on the location of immovable property in the Netherlands, together with the associated rights such as ownership and mortgages. The Cadastre, Land Registry and Mapping Agency relocated to this building on Cascadeplein in 2008. Its offices in Leeuwarden were closed a year later and its staff were transferred to the Groningen site.
Financing of DNV GL Energy
PingProperties has reached agreement with Berlin Hyp on the financing of the redeveloped head office of DNV GL Energy (formerly KEMA) which has been incorporated in the PingProperties Corporate Office fund VIII.
The complex comprises four interconnected buildings with a total lettable floor area of 10,250 m² and 180 accompanying parking spaces, located on freehold land. On the fund’s instructions the building consortium BAM Giesbers has upgraded the complex and significantly improved its sustainability to a BREEAM in use EXCELLENT label and Energy Label A. Over 1,100 m² of solar panels have been installed on the roof and the complex has a thermal energy storage system.
The complex was purchased at the end of 2014 and was delivered in June 2015 after it had been fully refurbished and its sustainability improved. DNV GL Energy is currently moving into its new head office.
Financing of Corporate Office fund V
PingProperties has negotiated a refinancing arrangement with ING for the PingProperties Corporate Office fund V. This fund includes the head offices of PLUS Retail in Utrecht and Towers Watson in Amstelveen, as well as the office of Canon Nederland in Den Bosch. The portfolio consists of high-quality office buildings let on long-term leases with a total of more than 21,000 m² of office space.
In order to take the best possible advantage of the low market rent, an additional facility for the purchase of the head office of Towers Watson and an extension of the existing loan have been included in the refinancing arrangement.
In total more than € 36 million was financed with these two financing arrangements, involving four office buildings.
PingProperties has sold the Jacobsweerd office building in Utrecht to CPA 18, a REIT managed by W. P. Carey.
Jacobsweerd is located at Sint Jacobsstraat 300 in Utrecht and has a total lettable floor area of 14,387 m² of office space and 203 parking spaces. The Chamber of Commerce moved into the building a few months ago, joining existing lessees the RVB (Central Government Real Estate Agency), BKWI (Netherlands Bureau for Information Exchange within the Work and Income Sector) and IB (Benefits Intelligence Agency). The building was renovated and its sustainability improved for the Chamber of Commerce, so that it now boasts an energy label A.
Corporate Office fund I
Jacobsweerd was formerly part of the PingProperties Corporate Office fund I. Following the sale of Jacobsweerd, all that remains in the fund is the ownership of BAM Infra Nederland’s head office in Gouda. This single-tenant building, which is leased for the long term to a strong debtor, guarantees the extremely stable continuation of the fund.
Yesterday Bayer HealthCare Medical Care celebrated the opening of its new office facilities in the centre of Maastricht, in the presence of the city’s mayor Annemarie Penn - Te Strake. At this new location Bayer HealthCare Medical Care is close to the Brightlands Health Campus with the Maastricht UMC+, and brings researchers and entrepreneurs in the healthcare sector more closely together.
Bayer HealthCare Medical Care is leasing 2,490 m² of office space and 37 parking spaces in the building known as La Fortezza Zuid, located at Avenue Ceramique 27-33 in Maastricht, and employs 122 people at the site. This location is of great strategic importance for Bayer in the Benelux. Being on the border of the Netherlands, Belgium and Germany, this region provides excellent access to the European market and to an international and multilingual workforce.

Recently PingProperties acquired the ownership of the head office of Towers Watson at Prof. E.M. Meijerslaan 5 in Amstelveen for its PingProperties Corporate Office fund V.
The head office of Towers Watson is a high-quality and sustainable building with around 4,000 m² of office space and 90 parking spaces, located in the Kronenburg office park in Amstelveen. The building was constructed in 2001 for Towers Perrin. At the time of the merger between Towers Perrin and Watson Wyatt in 2011, it was decided to carry out a large-scale renovation of the building and use it as the new head office.
