From an outdated office building to sustainable and modern business premises

In amongst the green hills of ‘Arnhem Buiten’ is the head office of the world’s largest classification company for ships and offshore installations: DNV-GL (formerly DNV KEMA). The head office is situated at a prominent location at the head of an attractive, wooded business park that is also known as the ‘Energy Business Park’. This 17-hectare site is home to some of the most important and innovative businesses in the area of energy, certification and environmental technology. The building itself consists of four sections and has a total floor area of 9901 sqm. The building sections are linked to each other by means of an aerial glass walkway.

 

In 2013, PingProperties bought and renovated a new office on the Energy Business Park for TenneT, a Dutch-German transmission network operator for electricity transmission and maintaining the balance between electricity supply and demand. With the departure of TenneT to its new offices, in 2014 its old head office presented PingProperties with an exciting opportunity to acquire this building. Following the acquisition of the building a major renovation took place, during which the interior was modernized and a number of improvements made to the facades. Substantial investments were also made to improve the sustainability of the building. This included the installation of a TES system, solar panels and new air-conditioning and control engineering systems. This has resulted in a BREEAM Excellent status and an energy label A listing. DNV-GL has committed itself to the location for the long term.

 

PingProperties has made a lasting difference by successfully transforming an outdated office building into modern and sustainable business premises for DNV-GL. The schedule of requirements was worked on jointly by the lessee (DNV-GL) and PingProperties. Both parties believe in the building and investing in it: DNV-GL has committed itself to the location for the long term (until 2030) while PingProperties financed the costs of making the building sustainable. A perfect example of how collaboration can give an outdated office building good future prospects and create a win-win-situation for all stakeholders: investors, the lessee and the Energy Business Park.
