PingProperties expands portfolio with purchase of Tripolis 100

12-10-2026

PingProperties has acquired the Tripolis 100 office building in Amsterdam from Flow Real Estate Development. The purchase has been structured within the PP Amsterdam Office Fund III and aligns with PingProperties’ strategy to invest in high-quality office buildings at strong locations in Amsterdam, offering long-term returns and further potential for creating value.

Tripolis 100 is located at Burgerweeshuispad in Amsterdam, on the Tripolis-Park campus and along the Zuidas. The building comprises around 7,500 m² of office space across six floors and is fully let to Nebius B.V., an internationally operating AI cloud company that has its head office in Tripolis 100.

The building was fully renovated in 2025 and has high-quality office facilities and a modern technical infrastructure. Tripolis 100 has energy label A+++, is gas-free and will also obtain a BREEAM Excellent certification very soon. Among other things, the building uses heat and cold storage and has smart, app-controlled technology for lighting, heating, cooling and ventilation.

Strong position in Amsterdam-Zuid
Tripolis 100 forms part of the Tripolis-Park campus covering an area of around 55,000 m². The combination of the Zuidas and the adjoining Olympisch Kwartier (Olympic Quarter) creates an attractive mix of business activity, green space and amenities. The location is extremely accessible via the Amstelveenseweg metro station, Amsterdam Zuid railway station and the nearby A10 ring road.

Sander Rovers, CIO PingProperties, explains: “The purchase of Tripolis 100 is a unique opportunity for us to acquire an office on the Zuidas with private finance. Given the fact that it will still take some time for the Zuidasdok project to be completed, I believe that the locations around the Zuidas, such as Tripolis 100, will offer a very attractive proposition over the coming decade. As soon as you step outside the building, you experience the tranquillity of a green campus at such a central spot in the city’s business district. What’s more, the office building has recently been renovated to a superb level of luxury and also enjoys the strong, long-term cashflow of one of the leading companies in the AI cloud sector. The building is a fantastic addition to the Amsterdam office portfolio we’ve built up in recent years, and which we intend to keep expanding in the years to come.”

High-quality and flexible office environment
Tripolis 100 has a distinctive floor plan with three wings around a central core. It means that it can be used by a single occupant, or by several tenants in the future. The floors, ranging from around 1,200 to 1,300 m², can be divided into units from around 400 m². This flexibility increases the lettability of the building in the long term.

Significant investments have been made recently in fully renovating and fitting out Tripolis 100 to the highest standard. This has included upgrading the technical systems and creating a company restaurant, auditorium, high-quality entrance and a reception lobby.

With this purchase, PingProperties is strengthening its position in the Amsterdam office market. Within the portfolio, Tripolis 100 is a great addition to PingProperties’ other office investments in Amsterdam, including UP Office Building and Metropool.

PingProperties was advised in this transaction by BNP Paribas Real Estate (purchase), NewGround Law (legal) and Rechtstaete (tax matters). Acquisition finance was obtained through Bayern LB. The seller was advised on commercial aspects by CBRE.
