Tripolis 100

Tripolis 100 is located on Burgerweeshuispad in Amsterdam-Zuid, within the Tripolis-Park campus and directly adjacent to the Zuidas business district. The building comprises approximately 7,500 sq m of office space across six floors and is fully leased to Nebius B.V., an international AI infrastructure company headquartered in Amsterdam.

The building was fully renovated in 2025 and offers high-quality office facilities and modern technical infrastructure. Tripolis 100 has an A++ energy rating and is entirely gas-free. Further improvements to achieve an A+++ energy rating and BREEAM Excellent certification are expected in the near term. The building features an aquifer thermal energy storage system (ATES) and smart, app-controlled technology for lighting, heating, cooling and ventilation.

Tripolis 100 forms part of the approximately 55,000 sq m Tripolis-Park campus. Its location between the Zuidas and the adjacent Olympic Quarter offers an attractive combination of business activity, green surroundings and a wide range of amenities. The property is highly accessible via Amstelveenseweg metro station, Amsterdam Zuid station and the nearby A10 ring road.

High-quality and flexible office environment

Tripolis 100 features a distinctive floor plan with three wings arranged around a central core. This configuration allows the building to accommodate either a single occupier or multiple tenants in the future. The floors, ranging from approximately 1,200 to 1,300 sq m, can be subdivided into units starting from approximately 400 sq m. This flexibility enhances the building’s long-term letting potential.

Approximately €27.5 million has been invested in the comprehensive renovation and high-quality fit-out of Tripolis 100. The works included the renewal of the building’s technical installations and the addition of a corporate restaurant, auditorium, high-quality entrance and reception lobby.
