De Lairesse & Valerius in Amsterdam Oud-Zuid are two connected office buildings with an underground parking garage, prominently located on the well-known De Lairessestraat and the Valeriusplein in Amsterdam Oud-Zuid; an area where work, leisure and living come together. This popular city district is located between the Zuidas and the Grachtengordel (city centre), two of the most important office markets in Amsterdam. Both buildings are designed according to the famous “Amsterdam School” architecture and are on the list of national monuments.

The complex consists of a total surface area of ​​approximately 4,445 m² v.v.o. and 56 parking spaces in the underground parking garage. De Lairesse has a surface area of ​​3,522 m² v.v.o. and an underground parking garage. The largest tenant here is DC Klinieken with 2,035 m² v.v.o.. The Valerius building has a surface area of ​​918 m² v.v.o..

 

History

The Lairesse was built in 1930 by architect B.T. Boeyinga for the Chemistry faculty of the Vrije Universiteit Amsterdam (VU) and served the university until 1970 before it moved to Buitenveldert. The Valerius, built in 1916 and also used as a laboratory, is named after the Dutch songwriter Adriaen Valerius. It was designed by architects Th. Groenendijk and Th. J. Lammers under the auspices of the ‘Vereeniging voor Hooger Onderwijs op Gereformeerde Grondslag’.

 

Purchase strategy

PingProperties sees a lot of potential in the building complex by introducing a market-conform rent level, optimizing the rental of the parking garage and filling in the vacant space. The De Lairesse building is currently almost half empty (approximately 1,539 v.v.o.), where a lot of value can still be added. PingProperties is confident that it will be able to rent this out in the short term. Within the rental strategy, the focus will be on creating long-term, very stable cash flow with an emphasis on offices with a care function.

 

For the purpose of the rental, the vacancy will be thoroughly renovated and renewed. This is part of the investment program to bring the complex to a high level of sustainability with the ambition to achieve an energy label A++ and BREEAM Excellent certification. The national monument character of the building will be respected in this.
