Renovation: from laboratory to high-quality office building

A long term vacant building has been redeveloped into a modern and sustainable head office for synthetic fibre manufacturer Teijin Aramid. The building is located at Tivolilaan 50, Arnhem on the former AkzoNobel – ENKA industrial site. The transformation of the building is part of a large scale inner-city area development in which the entire site will be redeveloped into a multifunctional area combining homes, work and education.

In 2012, PingProperties acquired a large part of the site with 70,000 sqm of office and laboratory buildings. Early 2019, PingProperties finalized negotiations with existing and new tenants by entering long-term lease agreements. For Teijin Aramid, this involved a lease for various buildings with a total of 22,769 sqm. This was the start of the transformation of an old vacant laboratory  into a new head office.

PingProperties makes a lasting difference by transforming a strongly outdated laboratory building into a future-proof and sustainable head office. Long-term lease agreements with the tenant ensures continuity and a very stable tenant situation. The redevelopment ties in well with Teijin Aramid’s ambition of operational excellence by locating their HQ next to their research facilities.

Development
The approximately 6,000 sqm building, located near the railway between Zutphen and Arnhem, has been transformed into a worldwide sustainable head office for Teijin Aramid. The building is equipped with the highly sophisticated climate installations and sustainability features. The complete redevelopment of the building includes, among other things, partial demolition of the building, full asbestos removal and the construction of an all-new high quality façade. This façade not only gives the building an appearance that suits a contemporary international head office, but also minimizes energy consumption. To complete the transformation, the building has  receive a new tenant fit-out that has been designed entirely in conjunction with Teijin Aramid to fully suit their needs.
