PingProperties looks back on 2018

PingProperties completed some impressive transactions in 2018, such as refinancing arrangements, purchases and sales, sustainability projects and redevelopments which it can look back on with pride.

 

REFINANCING
A substantial part of the portfolio was refinanced in 2018. This involved financing transactions at low interest rates, totalling around 146 million euros.

 

February began with the refinancing of the office complex at Prinses Beatrixlaan 800 in The Hague, which is fully let for the long term to Siemens Nederland B.V.
During the months that followed, the head office of TenneT (Mariendaal Center of Excellence) at Utrechtseweg 310 in Arnhem, the America Tower in the Hoevestijn office park in Oosterhout, the Cascade complex at Cascadeplein 2-10 and Emmasingel 1-5 in Groningen, as well as the building at Churchillplein 1 in the heart of the International Zone in The Hague, were all refinanced.

 

SALES
PingProperties achieved three sales to the value of approx. 165 million. The most important of these was the entire Tango Properties C.V. portfolio, consisting of nine office buildings with various lessees. This sale has resulted in a reduction of small-scale lessees in the portfolio. The Luna ArenA in Amsterdam-Zuidoost, fully let to TMF Group and Stryker, was also sold.

 

PURCHASES
Besides the sales, a number of purchases were made to the value of approx. 53 million.
PingProperties has become the sole and independent owner of the building at Churchillplein 1 in the heart of the International Zone in The Hague, which is home to the International Criminal Court. PingProperties also purchased the highly sustainable building (energy label A) at Snekerkade 1 in Leeuwarden, which is let on a long-term lease to Aegon Nederland N.V.

These transactions illustrate PingProperties’ current policy to acquire larger interests in funds under its own management, with a long-term cash flow and value-added character.

 

EUDOKIAPLEIN ROTTERDAM
PingProperties is responsible for modernizing and improving the sustainability of the Eudokiaplein complex, in both the retail and the office parts, providing optimal accommodation and attracting lessees such as Albert Heijn, Aldi, Kruidvat, Praxis and Bagels & Beans.
Thanks to PingProperties’ strong overall management function, Eudokiaplein has grown to become the major centre for Rotterdam-Noord. It is now virtually fully let.

 

LEASE
PingProperties let in 2018 more than 30,000 m2 to organizations such as Grey Valley B.V. on the Dutch Tech Campus in Zoetermeer, ChainPoint B.V. in ‘De Wing’ office building in Arnhem, Stryker Corporation in the LUNA ArenA office building in Amsterdam Zuidoost, Stichting BforYou in the Eudokiaplein retail and office complex in Rotterdam, Smits van Burgst Beveiliging B.V. in the America Tower in Oosterhout, and Euler Hermes in Pettelaarpark in ’s-Hertogenbosch.

 

REDEVELOPMENT
At the end of last year PingProperties completed negotiations with several parties for the major inner-city area development and redevelopment of the former ENKA/AkzoNobel site in Arnhem.
Work on the area transformation will get underway this year and is expected to be completed in mid-2021. The site, part of which is occupied by AkzoNobel, will be transformed by PingProperties in the coming years into a multifunctional district.

 

SUSTAINABILITY
For many years PingProperties has been investing in making its portfolio more sustainable. Last year PingProperties brought more than 42,700 m2 up to energy label A, which is in line with the result achieved in previous years. The head office of Canon Nederland, at Brabantlaan 2 in ’s-Hertogenbosch, is one such example. The work to improve the sustainability of this property involved installing 594 solar panels on the roof, which generate in excess of 150,000 kWh each year. Heat and cold are generated by means of a Thermal Energy Storage (TES) system in the ground. Thanks to the investments made by PingProperties, the head office of Vodafone in Maastricht and Luna ArenA now also qualify as Energy Label A buildings. PingProperties is on schedule with its sustainability ambitions.

 

PingProperties can look back on a successful year. These transactions and developments have all contributed to the strategic, future-proof direction being pursued by PingProperties.

PingProperties signs long-term lease with Jan van Goyen Medical Center for De Lairesse office building in Amsterdam Oud-Zuid

PingProperties recently signed a 20-year lease with the Jan van Goyen Medical Center (100% subsidiary of the OLVG hospital) for the ‘De Lairesse’ building in Amsterdam Oud-Zuid. Together with the Valerius building, De Lairesse forms a nationally listed building prominently located on the corner of the well-known De Lairessestraat and Valeriusplein in Amsterdam Oud-Zuid.

PingProperties signs lease with Human Company in Koploper Amersfoort

PingProperties has signed a new lease for the long term with Human Company for around 500 m2 in the Koploper building in Amersfoort. Human Company has been based in the building since 2015 and this new lease enables it to expand its office space to secure the organization’s growth. It will therefore relocate from the 2nd floor to the 4th floor.

PingProperties acquires De Lairesse & Valerius office buildings in Amsterdam Oud-Zuid

PingProperties recently acquired the De Lairesse & Valerius office buildings in Amsterdam Oud-Zuid on behalf of PingProperties Amsterdam Office Fund I C.V. The two linked office buildings with fully automatic underground car park are prominently located at the well-known De Lairessestraat and Valeriusplein in Amsterdam Oud-Zuid, a residential area combined with work and leisure. This popular urban district is situated between the Zuidas en the canal ring (city centre), two of the main office markets in Amsterdam.
