PingProperties signs long-term lease with KH Engineering and Smart AIS for S-DOCK in Schiedam

PingProperties has concluded another new lease for its S-DOCK office building in Schiedam: KH Engineering B.V. and Smart Asset Integrity Solutions B.V., both part of the KH Group, have signed a long-term lease for around 2,289 m² of office space and 46 parking spaces.

Alongside the full renovation and improvements to the sustainability of the building, the office space will be delivered in white-box condition, including LED lighting. KH is expected to open its doors in the building at the end of 2026.

Britt Peters (Asset Manager – PingProperties): ’The lease to KH Group, together with the recent leases of offices to Batenburg JB Systems and Cotecna Inspection Netherlands, means that we have already leased 44% of the building. Attracting these strong local businesses as tenants fulfils the aim of repositioning the building to meet current market demands. The building fully meets the needs of businesses that are or wish to be part of Offshore Valley, a strong cluster of renowned and specialist high-tech businesses.’

S-DOCK
The office building has a striking design and is situated at Karel Doormanweg 66 in Schiedam, right next to the A4 motorway. The building has 12 floors with a lettable floor area of 8,830 m2 and an indoor car park for 182 cars. Due to the announced departure of SBM Offshore at the end of last year, PingProperties has repositioned the office building under a new name: S-DOCK (www.s-dock.nl). PingProperties anticipates considerable letting potential in this striking building, combining marketable floor areas with a high level of sustainability and quality.

The building is being transformed into a sustainable building with a contemporary appearance and strong brand identity. It is also extremely easy to reach by public transport and car. Upon completion, S-DOCK will meet the highest sustainability standards: Energy label A++ and BREEAM In-use Very Good, but will also make a strong statement in terms of design and functionality. The communal ground floor of the office building will have a reception, coffee bar and restaurant as well as formal and informal meeting spaces. The new outdoor terrace will be a pleasant area to relax and bring people together.
