PingProperties increases sustainable impact: almost 7,000 tonnes of CO₂ saved since 2019

CO₂ emissions continue to fall despite portfolio growth, with focus shifting towards actual building performance
PingProperties has published its ESG annual report 2025, showing that the property investor has continued to improve its sustainability ambitions. Since 2019 the sustainability measures carried out have led to cumulative CO₂ savings of 6,856 tonnes, while the operational CO₂ emissions of the current portfolio also continued to fall in 2025.
In 2025, total CO₂ emissions of the property portfolio came to 3,388 tonnes. At the same time, the percentage of buildings performing at level D or lower fell from 42% to 27%. Despite the addition of three new acquisitions, total emissions fell by 41 tonnes. On a like-for-like basis, emissions fell by 375 tonnes (-11%) compared to 2024, demonstrating that PingProperties is continuing the falling trend of the past few years.
From theoretical labels to actual performance
Another significant development in 2025 has been the further professionalization of its ESG approach. PingProperties increasingly looks specifically at the actual energy consumption of buildings. By applying the WEii methodology, it can obtain an insight into buildings that, despite a favourable energy label, can still achieve substantial energy savings. This approach shows that in 2025 only 53% of the office portfolio actually performed at the level of energy label A+ or higher, compared to 39% a year earlier.
Silvia Verschoor – COO: “The results confirm that our approach works. We deliberately invest in properties with the potential to become more sustainable, and then actively work to improve them. Not only to physically make buildings more sustainable, but increasingly to obtain a better understanding as to how buildings actually perform and to discuss this with our tenants. Ultimately, sustainability is not about having a good label, but about demonstrable results.”
Sustainability improvements are increasingly data-driven
In order to improve this performance further, PingProperties is preparing for the phased introduction of smart energy optimization software to analyse and manage building systems in a smarter way. This is expected to achieve energy savings of up to 20%, without making any concessions to the tenants’ comfort. Implementation of this software in the portfolio will be in phases and also depends on the cooperation of tenants. Green lease agreements are already a standard part of all new leases and lease renewals, which structurally reinforces cooperation with tenants on saving energy. In this way, PingProperties underlines the fact that active asset management and sustainability measures go hand in hand in achieving future-proof real estate.
To improve the quality of ESG data further, at the end of 2025 PingProperties decided to implement a new ESG data platform. It will enable energy data to be gathered automatically and reporting will become more efficient and reliable and less dependent on manual processing. At the same time a start has been made with a climate risk analysis of the entire portfolio, and PingProperties is working on an asset-specific route map towards Paris Proof.
Bram Harding – Managing Director Redevelopment: “The real estate market is changing fast. Investors are paying less and less attention to individual sustainability labels, and more to demonstrable performance. That is why we are investing heavily in data quality, transparency and actually improving our buildings. Only in this way can we continue to create sustainable value for investors, tenants, and society as a whole.”
