PingProperties sells headquarters of Blauwhoed in Rotterdam

On behalf of ‘Brainpark II Investments’, PingProperties has sold the head office of Blauwhoed B.V. in Rotterdam to Eurion SCPI (an investment fund of Corum AM). The office building at 80 Lichtenauerlaan on Rotterdam’s Brainpark II business park comprises a floor area of 3,340 m² LFA and 81 parking spaces.
The Brainpark II office park, a small-scale, attractively designed office park developed by Blauwhoed in 1999, comprises 12 well-appointed office buildings, all constructed in the same architectural style along a green strip. The spacious plot of land on which the property is located features ample greenery and a large number of parking spaces. The site is easily accessible due to being located directly on the A16 motorway (Rotterdam/Breda/Antwerp) and the proximity of the Kralingszoom metro station. The building itself is clearly visible from the A16 motorway.
PingProperties acquired the building through a sale-and-lease-back transaction in combination with a new long-term lease agreement with Blauwhoed in 2019. At the moment of acquisition of the property there was approx. 1,300 SQM of office space available for leasing. As a result of Ping’s active leasing strategy this vacancy has been filled in successfully by two lease transactions: secondment agency Monday Maandag(1-10-2020) and the full-service administration office for entrepreneurs Entrpnr Finance B.V. (12/2/2020).
PingProperties considered the time was right to sell the office building strategically from its portfolio with a energy label A and fully let. Corum AM was legally guided by DLA Piper and technically by Arcadis. PingProperties was advised, regarding both the successful leasing and the sales transactions, by De Mik Bedrijfshuisvesting and Loyens & Loeff.

PingProperties to start renovating and improving sustainability of De Argonaut and Koploper in Amersfoort
PingProperties is to start renovating and improving the sustainability of the iconic office buildings of De Argonaut and Koploper, situated right next to Amersfoort Intercity Station. The complex, which was purchased early this year, is divided into 2 buildings with a total lettable floor area of 17,080 m2, together with a basement car park for 182 cars. The business plan provides for improving the complex’s sustainability, as well as modernizing the low-rise building and positioning it separately as ‘Koploper’ (www.koploper-amersfoort.nl). The plans have been finalized in recent months and work is now underway.

PingProperties improves energy performance of Cascade building to A++
PingProperties has recently carried out further sustainability improvements to Building 1, comprising 4,870 m² of office space, in the Cascade complex in Groningen to make it Paris Proof. The renovation work has raised the energy label from A to A++.
