PingProperties transforms outdated Passage Schiedam shopping centre into a modern success story!

Passage Schiedam shopping centre has undergone a genuine metamorphosis. The shopping centre, with around 18,500 m² LFA, 50 retail units and a car park with 280 parking spaces, has a rich history that is now entering a new, successful chapter.

PingProperties has had Passage Schiedam in its portfolio since 2021, when it saw the potential of transforming the severely outdated shopping centre with no less than 30% vacancy into a bustling shopping destination to meet the needs of its visitors.

 

During the past 3.5 years PingProperties has worked intensively on optimizing the range of shops so that the shopping centre better suits the needs and opportunities of its catchment area. This has involved renewing the leases of successful shops and replacing poorly performing shops with new, strong retail chains, bringing in stores such as Wibra, Gefixt, Iper Megastores and Scapino. PingProperties reached agreement with a number of shops to relocate so that new tenants could move into suitable units.
Additions to the shopping centre include new catering outlets such as EatKip and Indian Chef, as well as a modern beauty salon. The opening of a gym is also planned for this year, a major addition that expands the range into leisure. A new supermarket named ‘Istanbul Supermarkt’ will also be opening to meet the day-to-day shopping needs of its visitors.
Apart from optimizing the mix of tenants, PingProperties has made significant investments in improving the appearance of the centre and renovating or replacing all the technical and mechanical systems. The glazed roof in the older part of the centre, for example, has been entirely replaced and the lift and escalators upgraded. All these measures have resulted in a modern, fully let shopping centre with a more diverse and attractive range of shops. This is a fantastic achievement and underlines the successful transformation of the shopping centre.

Passage Schiedam is superbly located in the historic centre of Schiedam and is the largest covered shopping centre in the city, with a history dating back to 1932. The shopping centre, comprising around 18,500 m2 LFA, has 50 retail units across a ground floor and three upper floors, as well as a five-level car park with 280 parking spaces. Passage Schiedam attracted almost 3 million visitors in 2024 (9.5% more than in 2023), with Dirk supermarket, Hema, Action, H&M and Nelson as anchor retailers.
